With capabilities including construction management, land planning and property management, York Development Group Inc. is a one-stop service provider to commercial clients.

“We locate, acquire, develop and lease land for retailers looking to create or expand their real estate presence” says Iyman Meddoui, president of land acquisition sales and leasing for the London, Ontario-based company. “We’re a fully faceted development operation where everything is handled in-house … You don’t find that too often with commercial and retail developers in this area.”

York Development owns and manages retail and commercial property in Southwestern Ontario and the greater Toronto area, with a particular emphasis in London, Windsor and Chatham. The company focuses on developing single- and multiple-tenant retail and commercial sites as well as mixed-use commercial and residential properties.

York Development Group Inc. was formed earlier this year as the result of a merger between Medd Development Group and York Development Group, two companies with a combined 40 years of planning and development experience. The companies have a six-year history of working together on multiple developments.

“Our concerted focus is to create a highly customized approach for each tenant and work closely with them through each level of the development process,” York Development Group adds. “Fulfilling aspirations with integrated and innovative creations from start to finish is how we measure our success. Together, no project is beyond our reach.”

Anticipating Growth

York works both on behalf of clients that seek to build in a particular town as well as on its own. “We solicit and are preferred developers for small, medium and large developers and clients,” Meddoui says. “We go to our client base, determine where they would like to be next, and research strategic locations best suited for their needs.”

While York’s market is still reeling to a degree from the effects of the economic downturn, the company remains busy with a number of projects currently under construction or in planning stages. York looks for land in designated commercial nodes close to high-traffic areas and growing communities, often buying land well in advance of when it expects to develop it.

“We go into communities that are growing or expect to grow in the next five, 10 or even 20 years and acquire land both for current use as well as future growth,” Meddoui adds.

Recently completed projects include a Rexall drug store, South Windsor Medical Clinic and Roseland After Hours clinic in south Windsor, and a Shoppers Drug Mart in east Windsor. York is currently developing Power Centres in major retail nodes and will be offering in excess of 700,000 square feet over the next few years.

Projects under construction include:

  • The LaSalle Town Centre, a multi-phase, two-building shopping center in LaSalle, Ontario, anchored by a Rexall and a medical clinic. Occupancy of the center – which also includes an insurance office, a fitness studio and an eye center – began this spring, and additional tenants are being sought. A third  building is now under construction and will be completed in November.
  • The Talbot Town Centre, a commercial development in London, is under development and scheduled for a 2013 opening. The center is anticipated to offer spaces for offices, a fitness studio, pharmacy, bank, grocery store and medical building.
  • Gateway Place, a mixed-use commercial and residential development, is under construction in London. The bottom floors of the high-rise 160-unit apartment building will be available to lease to a medical clinic, pharmacy and for professional offices. Completion is scheduled for summer 2012.
  • The Quinn Commercial Centre in Sarnia, Ontario, is scheduled to open later this year. The center is anchored by a Lowe’s Home Improvement store and located near other home improvement retailers.
Loyal Subcontractors

Though York is able to handle many of its operations in-house, it retains close relationships with subcontractors and other vendors. “We work with vendors that are able to deliver to us what we need in a timely fashion and are loyal to us in that respect,” Meddoui says. “In return, we are loyal to those subcontractors and suppliers because they understand our needs.”

York’s partners include Stantec and John Aarts Group.
